Description

Skipreed is a superb Grade II listed country house set in an Area of Outstanding Natural Beauty in an elevated position with far reaching countryside views. It is situated in a superb rural position down a no-through road in the hamlet of Chiddingstone Hoath. The property mixes character period features with modern and stylish fittings offering exceptional space; sleeping 10 guests split across 5 generously sized bedrooms, each with their own en-suite. All of the ground floor rooms have views over the garden and the sitting room has a magnificent inglenook fireplace.  There are multitone gathering spaces, including a TV room/sung next to the sitting room, a dining room and a large cinema room on the ground floor.  The bespoke kitchen is spacious and boasts heated marble floor tiles, an electric Aga, granite work surfaces and a stunning vaulted ceiling.  Doors open onto the terrace and garden with outside dining and great views of the garden and beyond. There is a separate dining room, making this property perfect for family holidays and celebrations. The owners have created a fabulous home from home linking modern decor design to the original features making each room a place to be enjoyed separately or as a whole.  There are many footpaths and bridleways on the doorstep and a local pub that you will want to visit! Ground Floor:

Entrance Hall:  with an impressive vaulted ceiling, space for coats and boots
Kitchen / breakfast Room: has a vaulted ceiling with exposed beams. There is a comprehensive range of bespoke wall and base units with granite work surfaces, a breakfast bar and a double butler sink. Appliances include a 4 oven electric Aga, Neff hob, combination oven/microwave, wine fridge, double American fridge with ice dispenser, espresso machine, built in sound system and wall-mounted television.  There is a table and chairs with double french doors opening onto the terrace 
Sitting / dining Room: offers a fantastic central gathering area for the whole party with a stunning Inglenook fireplace, surround sound and spotlights.  Sitting Room has a large sofa, 2 cuddle armchairs and a chair, side tables with lamps. Dining Area is dual aspect and has a large table with comfortable seating for 10
TV / games Room: this room is definitely the perfect space to keep everyone entertained with a 75" smart television and sound bar, games corner with its own small TV and bean bag, corner sofa and coffee table. There is also a bar/utility area including a fridge and sink 
Snug / TV Room: is dual aspect with a large corner sofa, a brick fireplace with a wood burning stove and a 55" smart television

Garden: The landscaped gardens are principally laid to lawn and surround the house. There is a flagstone path leading to the front door and to the rear where there is a terrace and further decked areas, all of which provide excellent areas for al fresco entertaining with views over the surrounding countryside. There is a rose arbour to the front. There is a natural spring fed pond within the garden which has an island and duck house. Children should be supervised when outside due to the unfenced pond

Out and About:

The National Trust village of Chiddingstone is within 2.7 miles and the historic village of Penshurst is within 2.9 miles, both have a public house. Both villages have stately homes, Chiddingstone Castle and Penshurst Place. Chiddingstone Causeway (approximately 4.5 miles) also has a village shop/Post Office and pub. Comprehensive shopping and restaurants are within an easy drive in Sevenoaks (11 miles), Edenbridge (5.5 miles) and Tunbridge Wells (7.6 miles) and Bluewater Shopping Centre. There are many footpaths and bridle paths in the area, perfect for walkers and cyclists. Bough Beech reservoir for sailing and fishing. Knights Park in Tunbridge Wells with a multi-screen cinema complex and a bowling alley. There are a wide choice of golf courses in the area including Hever, Tunbridge Wells and The Ashdown Forest. Bedgebury Forest offers summer concerns and Go-Ape for the more adventurous. Mainline Rail Services from Sevenoaks and Hildenborough to Charing Cross/Cannon Street. The M20 and M26 are located within 5 miles and the M2 is 6 miles distance.
