32 acres of rural serenity await you on the Hutchinghayes Estate. The farmhouse and the barn combine to accommodate 12-14 guests in gorgeously presented and sumptuous surroundings.
Open the sturdy front door on the farmhouse and you’ll be greeted with a spectacular mahogany staircase and wood panelling. The warm boldness of the walls and the huge flagstones underfoot simply add to the grandeur. A picture perfect farmhouse kitchen complete with AGA and fit-for-all-the-family farmhouse table awaits the rest of your crew. The barn kitchen is part of an open plan layout sociably incorporating living and dining space. Come together in the formal dining room of the farmhouse with its crossback chairs and garden outlook for a memorable dinner party or two. Your downtime spaces are plentiful, whether you seek the tranquility of the library, the buzz of the billiard room or sink-me-in and relax sofa in one sitting room or another.
The fully-restored farmhouse oozes all of the effortless ambience and elegance that you would expect from an ancient country manor. Exposed beams, oak floorboards and thick stone walls complemented with modern furnishings promise a truly relaxing break in comfort and style. The barn is no less impressive, equally impeccably presented. Together, large families come here to celebrate big birthdays and anniversaries. Groups of friends and groups of families come to share downtime and quality time in the lush grounds that fulfil the wild and adventurous curiosities of the youngest in the party while the grown ups switch off and relax too.
Nearby Combe Raleigh and Honiton will amply sate the foodie in your party with their plethora of eateries. The Jurassic Coast is within easy reach should alternative entertainment be required in the form of sea air, fossil hunting and ice creams on the promenade. It’ll take you a weekend to soak it all in and unwind. A week might be just enough to enjoy its every offering, or you could also come back again next year…
Bedrooms and bathrooms
The farmhouse has four fabulous bedrooms including two wings. The first private wing present a beautiful king size bed and extra single bed as well as a heavenly en suite with roll top bath and separate shower. The second wing is home to two king size bedrooms, one of which has an extra single bed. There is also an en suite double in this part of the house. The family bathroom has a tub with overhead shower.
The two bedrooms in the barn are a king and a twin, and guests have shared use of a bathroom with its beautiful slipper bath and separate shower.
Security deposit: This property has a refundable Accidental Damage Deposit of £500, which is payable to Niche Retreats with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
The Property was amazing and situated in a perfect travelling location to the coast. We had the dogs there and they also loved it. The owner and others at the house were lovely and welcoming. The holiday was overall relaxing and I could not recommend this place more to others!
We absolutely loved our 4 nights at Hutchinghayes. Location is stunning, the house and barn are both beautifully laid out and furnished. Everything you may need is on hand - dishwashers, washing machines, dryers etc. The huge Aga in the main kitchen was easy to use and provided a good assembly point for the family to gather and prepare the evening meals. Hutchinghayes is within easy reach of Honiton where there is an abundance of shops and supermarkets. We did 2 beach days - Sidmouth, which was very busy and quite distressing for the dogs and the more beautiful (and less busy) Branscombe beach which is in a beautiful location with great walks and a lovely beach - the drive into Branscombe is quite difficult with it being a 1 track road with limited passing points! Liz the owner and Hazel her housekeeper are fantastic hosts, always on hand to support if needed. We would highly recommend this property.

Arrived at Hutchinghayes and felt instantly at home. Such a wonderful house and beautiful grounds which made a 70th birthday celebration very special.
A lovely family holiday to celebrate a 70th birthday. The accommodation and space suited us perfectly. We enjoyed walking around the grounds, sitting in the boathouse watching the fish and visiting the delightful pigs!
We’ve had the most wonderful stay, constantly remarking on the beauty of the house and garden. Hope to be back!
