Think picture perfect and delightfully English, traditional oast house features, space to spread out and then some. Lush green lawns, two (yes, two) games rooms… in the heart of picturesque Sussex. All yours to enjoy.

Traditional Sussex

A twin roundel oast house was always going to be special and this one’s no exception. Step across the lush lawns towards the traditional brick façade with latticed windows and that quaint conical oast roof. Then walk through the door into your delightfully English country retreat where space stretches out before you with room for everyone (and then some).

Set under high ceilings with original beams and with an Inglenook fireplace reigning supreme, three inviting sofas beckon in the living room. Simple elegance continues into the dining room whose wooden table sits everyone comfortably against a palette of gentle greys with a splash of black and lemon.

More space flows into the kitchen where shaker-style cabinetry sits above and below stylish black granite and stone on the floor. The blues in the striking backsplash mosaic strike just the right chord of modernity to match the appliances. Spacious too is the snug, located in the surprisingly big roundel, home to more welcoming sofas and the TV.

Cottage curtains frame views to the greenest of gardens outside, as quintessentially English as they come. Think manicured lawns and hedges, climbing roses, dreamy pond… and lots of seating areas. And further beyond lies the pretty hamlet of Warbleton with its must-visit pub and the many delights of rural and coastal Sussex.

And then there are the games rooms. Not one, but two and both equipped with fun for all ages. Table football, table tennis and a chill-out zone with TV and PS3 await in one, while it’s more table football and play space in the other. An outside barn is home to more table tennis, a dart board plus a trestle table for a bite to eat after all the action.

Bedrooms and bathrooms

5 bedrooms (including 1 family room for 3) offer spacious and comfortable sleeping accommodation for 11 guests. There are 4 bathrooms (3 are en suite). 1 bedroom and en suite bathroom are in the separate barn area.


A beautiful property with lovely rooms and gardens. The annex is very handy for anyone who can't manage stairs. Plenty of bird life for those interested. We really enjoyed our time there.
