Once a gamekeeper’s lodging, Keeper’s Cottage is now a beautiful, self-catering getaway for families and friends. Set in the woods, at the edge of its very own lake, - (not stocked for fishing)  the cottage has held on to all of the romance of its character. Watch the day come to life from your bedroom then take lazy strolls through the woods. Or take day trips to nearby Norwich or out the east coast beaches. For those of you who simply can’t tear yourselves away, enjoy a dip in the indoor swimming pool.

Live well, love much

Keeper’s Cottage is as cosy and romantic on the inside as it is on the outside. Through the front hall, the wood burner in the sitting room makes it a great place to lounge and warm up after a day outside. Through the bi-fold doors, step out onto the patio for an al fresco dinner with a view over the lake and garden. Then, glass in hand, watch the sun slowly disappear behind the trees.

Guests can also access the patio through the dining room, which has its own wood burner and a comfortable little reading corner. Through an archway on the opposite side of the dining room is the kitchen, with a breakfast bar and a view onto the woods.

Bedrooms and bathrooms

There is a wet room with WC on the ground floor, while the family bathroom and the three bedrooms are on the first floor, delightfully tucked under the eaves. The master suite and the twin room both enjoy views over the lake – the perfect way to start the day. The master suite also benefits from an en-suite bathroom with WC. Finally, a plush, chic bed, with modern soft greys and brown combine with a traditionally beamed ceiling to make the second king-size room singularly elegant.


We welcome two small or medium size dogs. Please note they must be kept on a lead at all times in the woods as the woods are a haven for wildlife. Included in your stay are a travel cot, high chair, stair gate and lockable bicycle storage. If you have young children within your group they will have to be supervised at all times in the garden as it sits directly next to the lake and the water is unfenced.  They will also need to be supervised in the pool as there is no lifeguard. The pool is available every day between 10 am and 4 pm by mutual agreement, and nobody can use the pool area on their own. Please bring your own swimming towels. Guests are invited to enjoy the lake views and its wildlife but it should not be used for fishing, swimming or boating. You are also welcome to visit the woodland using the marked trails only. Wellington boots are advised for walking in the woods.

Special Note: There is game shooting in the area in season from October to February annually.


We had a lovely time and enjoyed every minute of our holiday. Children loved the pool (we all did!). Saw lots of wildlife and enjoyed waking up to a lake view, seeing deer in the garden with heron's flying over the lake every morning. Cottage fully equipped and lovely and clean. Jane and Andrew were very friendly and helpful. Five Stars!! Thanks for a great holiday.

Thank you for a wonderful week awat, the cottage is is a wonderful location, we enjoyed watching wildlife enormously. The cottage is well equipped and clean and felt 'Covid-safe' on our arrival. We visited several National Trust properties which we enjoyed and would recommend Overstrand and Winterton if you have a dog with you, Lottie enjoyed it! Thank you to Jane for a super-prompt response when we had a problem with the water. We will be returning next year!

A lovely cottage in a beautiful setting. We thoroughly enjoyed our stay. walking inthe woods, swimming in the pool and enjoying the local area. Lots of wildlife to see and we enjoyed seeing 'our regulars' in the garden, especially the Mother Coot and her chicks. Alex and Holly loved seeing the rabbits, squirrels but especially the deer. We arrived in the dark in the middle of a howling gale, trees down everywhere and the power was off, it felt a bit like a rather spooky movie! Found the house due to having to do a detour drive due to blocked roads and found candles lit around the house and the woodburner glowing. Even better the kettle was burning on top of th ebirer, we couldn't have been made more welcome. When the ights came on again we were able to fully appreciate the beautiful house. When we awoke the next morning we could see the beautiful setting that was to be ours for the week. A week which had gone all too quickly we feel so rested, thank you for a lovely break. Tips: Fairhaven Gadens definitely worth a visit, walks from Ludham bridge were lovely, we went to St. Benet's Abbey. 'Fishermans Retrun' Pub at Winterton, very friendly and welcomes dogs, good vegetarian menu. Horsey Gap beach, lots of seals there at the moment.

Just to let you know what a fabulous time we had staying at Keepers Cottage, Hemblington last weekend. The cottage is exceptionally well equipped, stylish, comfortable and was everything we could have hoped for and the owners hospitality was perfect. We will be back !!

This is a superb property along with its surroundings and location. The perfect (for us) place for a REAL holiday away from the stresses of life. The peace, quite, quality and hospitality are the things we dream of and rarely find - but now we have! Considered being less enthusiastic so that others don't find this gem, but could not deny others the opportunity to such a beautiful experience.
