Stunningly restored, this 18th century barn was always going to be special. Set in complete peace and quiet in meadows and on the banks of a stream, country charm doesn’t get any better. Soaring oak beams rise up to your vaulted ceilings while oak floors come complemented with a touch of the Orient in plush Persian rugs. Bask in the warm natural light, flooding in at every corner and then admire the Milky Way in its full natural glory when the night draws in.
The open plan living on the ground floor offers one comfortable touch after another. You’ll nestle deeply into the sofas and plump cushions, relax into the sanug (with front-row meadow views) and dine finely at the rustic table. Snuggle up in front of the wood-burning stove when it’s chilly and enjoy creating a dish or two in the country kitchen complete with all mod cons and a Rayburn for that authentic rural touch.
When it’s time to retire, make your way up the custom-built oak staircase to two bedrooms, both fit for kings and styled in rustic elegance. The stunning views of nature accompany you here too – keep your bedroom window open just an inch at night to catch the trill of the nightingales.

Birdsong barn is so aptly named as that is what you constantly hear that & nature it’s a beautiful setting with no traffic noise whatsoever! Philip is so friendly helpful & knowledgeable & kindly showed us around the stunning nature reserve Philip even bought a fire pit for our visit as I called & asked if they had one so thank you very much we made good use of it I have a rule never to go back to a property but in this case I think we shall return as we would love to see the meadows in full bloom thank you Philip you have a very special place Mrs Carole Hood - 20th April 2019

Birdsong Barn was a perfect retreat for our family, and a good base to explore the surrounding area (including Hastings and Rye). The host was very accommodating of all our needs, and gave us a tour of the nature reserve in which the barn is set. We were really impressed with the standard of the property, and found all furniture, equipment, fixtures and fittings to be of very high quality. It is a beautiful house in a truly fantastic location. Mostly received by the owner and even brought some groceries home (cheese, butter, bread, wine, fruit, etc.) really super! A downside, it is stated that there is wifi in the house, however, this is No, more importantly there is no cell phone reception and there is no landline phone. Our host was very welcoming and provided an excellent range of food and drink in the welcome pack. He showed us round his nature reserve, identifying the flora and fauna. He checked everything was OK for us later in the week too. There are lots of National Trust and other historical sites to visit within a short drive, and lots of pubs with good food.
